    Typically 30–90 days once papers are clear and advance is paid. Legal verification can sometimes delay this, especially if land documents are incomplete.

  • Can I build on any land?

    No - only sanad-converted land allows construction. And if it's near water (sea, river, creek), CRZ rules may apply.

  • Do I need a lawyer to buy in Goa?

    Highly recommended. Goa has Portuguese-era laws and unusual inheritance rules — a trusted local lawyer is essential.

  • How do I price my villa or land?

    We look at past sale data, area-specific trends, and current buyer interest. Online “listings” can be inflated - we price based on what's actually selling.

  • How long does the buying process take?

    If your paperwork is clear and your price is right — as little as 1–3 months. Overpriced listings can sit unsold for a year or more.

Renting in Goa

  • What’s the average rent for a 2BHK in North Goa?

    ₹35k–70k/month depending on location, amenities, and season.

  • Should I rent long-term or short-term?

    Depends on your goals. Long-term gives you stability and ease. Short-term gives you higher ROI but more effort.

  • Can I list my home with you for rent?
