Assagao: Premium vibes, restored villas, celebrity neighbours
Anjuna/Parra: Social + rental-friendly but still niche
Arpora/Baga: More commercial — good for high ROI apartments
Morjim/Mandrem: Coastal, serene, and on the rise
Mapusa/Saligao: Affordable, livable, and very Goan
